In October 2016, an article on this website reported that a planning application had been submitted proposing redevelopment of the site of 31 Gregory Street, Lenton. (Bramcote Developer Submits Plans for Student Accommodation on Former Red Cross Site on Gregory Street, Lenton)

We now report that on 20 January 2017 Nottingham City Council refused planning permission for the application by Mr. Sajaid Mahmood to build 43 one-bedroom student flats at 31 Gregory Street, Lenton, the site of the former Red Cross headquarters (Planning Application Ref: 16/02055/PFUL3).

The reasons given for the decision were:

1. The proposed development would exacerbate the existing high concentration of students within this area and further contribute to an unbalanced community and associated amenity issues such as noise and disturbance and those associated with a demographic imbalance and a high level of residential turnover. The proposal is therefore contrary to Policy 8 of the Greater Nottingham Aligned Core Strategies (September 2014), Policies ST1 and H6 of the Nottingham Local Plan (November 2005), the Building Balanced Communities Supplementary Planning Document (March 2007) and the NPPF Ch.6 Para 50.

2. Further information in the form of an archaeological evaluation of excavations carried out prior to the determination of the application is required in order to ascertain whether further archaeological work is required and to ensure that the proposal complies with policy BE16 of the Local Plan.

The applicant has the right to appeal against this decision within a six month window from the decision date.
